New seller and buyer online verification declaration forms to be completed for ACT land transfers on or after 1 July 2017

For land transfers entered into on or after 1 July 2017 Access Canberra (land titles office in ACT) require additional online verification forms to be completed.  These forms apply to standard conveyancing transactions (ie, purchases) as well as concessional transfers including transfers pursuant to a change of trustee or transfer from custodians to trustees of SMSF following repayments of limited recourse loans.

The first is a seller verification declaration:

The buyer must provide details of current personal identification documents such as a passport and Australian driver’s licence. A seller is not required to provide information regarding their personal identification documents.

Once the online forms are completed the seller and buyer will receive a “reference code” and “submission date” which must be inserted on the land transfer form.  At this stage, there is no requirement for copies of identification documents to be provided to Access Canberra.
